This afternoon I was on a coaching call with a husband-and-wife general contractor team. Smart. Driven. Hungry to grow.

Midway through the conversation they asked me a simple question:

“What is your advice for a new contractor getting into the business who wants to be successful?”

My answer was simple.

There are only two rules of the game:

Tell the Truth.

Back in 2016, I attended an event —one that would change my life forever. It opened my eyes to a completely new way of thinking, not just in business, but in my personal life as well. What I learned is something I still carry with me every single day, and it’s the same mindset that defines how we build luxury homes at Steg Custom Homes in Sedona.

Here’s the truth:

Achieving a high level of success is NOT easy—but it is very simple.

Simple doesn’t mean comfortable. Simple doesn’t mean painless. And it definitely doesn’t mean average.

Those lessons were forged during a 56-hour nonstop challenge—one of the most demanding physical and mental tests I’ve ever faced. It stripped away excuses, exposed limits I thought were real, and called me to the carpet in ways nothing else ever had.

What came out of that experience are what I call The 4 Rules to the Game —rules that apply to life, business, and absolutely to building luxury homes in Sedona.

In the construction industry today, the words honesty, transparency, loyalty, and integrity are thrown around a lot. Builders claim them, brochures print them, but very few companies actually operate by them every single day.

At Steg Custom Homes, these values are not slogans.

And recently, I met a prospective client whose experience perfectly illustrated why these values matter now more than ever.

A Common Story in the Construction World — And a Costly One

About a month and a half ago, I received a call from a couple who had just gone through what far too many people experience when they follow the old, broken path of homebuilding.

Their story is the construction industry’s reality today:

1. They purchased a piece of land.

3. They told the architect they had a $3.5M budget.

4. The architect said, “Absolutely, we’ll design within that.”

5. They spent eight months drawing plans.

In Loving Memory of Emma Lou Steg

12/28/2013 – 12/1/2025

I don’t know how to even begin writing this, because my heart is completely broken. Yesterday, We lost our dog. But to call her a dog feels too small, too simple, too ordinary for who she truly was. Emma Lou Steg was my partner. My running companion. Our loyal shadow. Our best friend. She blessed our family, and she blessed this earth in ways only the purest souls can.

Emma came into our lives on December 28th, 2013—this tiny white furball with big timid eyes that seemed to say, “I want my mommy.” From that moment, she became part of our family… and soon, the beating heart of it. She brought with her a level of unconditional love, affection, loyalty, and friendship that humans rarely offer each other.

A Running Partner Like No Other

Back in 2015, before Lenny ever joined us, Emma became my running partner. She knew the routine. The moment I started getting my gear ready, she’d be waiting by the door, barking like, “C’mon, Dad—let’s roll!”

We put in hundreds and hundreds of miles together over the years. Trail after trail. Dawn after dawn. She stayed close, focused, gentle, never concerned with other dogs or distractions. It was just her and me—two souls moving together through the quiet beauty of the mountains.

Those runs changed my life. They bonded us in a way I can’t put into words. She wasn’t just a dog running beside me… she was a companion who understood the rhythm of my soul.

A Family Dog Through and Through

From the moment she settled into our home with Theresa, Rylie, Kayla, and me, she loved being part of our family. She loved the bed—her bed, really—because that is where she felt safest, pressed against the people she loved most.

Emma loved food, treats, swimming in every pool we ever had, and—maybe most of all—riding in the car with the sunroof open. She’d hop onto the console, lift her head to the sky, and let the wind hit her nose like it was the greatest gift the world had to offer.

She was gentle, but protective. Sweet, but strong. A lover by nature, a guardian by instinct.

And when life felt chaotic—when the world outside our walls was full of noise, division, and negativity—Emma was the one who brought us together. She was the calm in the storm. The love that required nothing in return.

When Lenny came into our lives, Emma became the older sister he didn’t know he needed. Sure, she was calmer… more grounded… maybe even a little jealous at first. But soon, they became inseparable.

Moving to Sedona in 2020, I took them both on long mountain runs. Watching Emma and Lenny together—two beautiful souls running through red rock trails—was nothing short of life-changing. They were peas and carrots, partners in pure joy.

A Teacher in Fur

Emma taught us everything we humans struggle to learn:

What unconditional love truly looks like
What loyalty feels like
How to slow down
How to appreciate moments instead of things
How to show affection without expecting anything back
How to forgive
How to be present

Dogs are only with us for a short time, but the lessons they leave behind outlive us all.

Her Final Day

In the last year, we saw her slowing down. Her body breaking down, her runs turning to walks. We knew time was catching her, but we never imagined it would happen so fast.

On December 1st at 4:00 AM, I saw her lying there—alert but distant, staring into space. She never liked her paws or face touched, but that morning… she let me gently lift her chin as I told her I loved her. She looked at me like she was looking straight through me, and in that moment, I knew.

I knew she was saying goodbye.

While I was in Sedona, Theresa rushed her to the emergency hospital. Internal bleeding. Critical condition. I asked if they could keep her awake until I arrived, but she was in too much pain. Surgery and chemo might have given her three more months—but three months of suffering is not love.

I got to FaceTime her. I raced from Sedona to Phoenix to say goodbye in person. When I walked into that room and saw her… it crushed me. My running partner… my loyal companion… the most loving soul I’ve ever known… was slipping away.

It brought me to my knees. I couldn’t hold myself together. Losing Emma Lou hit me harder than anything I have ever experienced.

A Soul Too Pure for This World

If you’ve never experienced the bond between a dog and a human, I implore you to open your heart to it. There is nothing like it. Their love is honest. Their loyalty is unwavering. Their affection asks for nothing in return. Their devotion is unmatched.

Emma Lou left a pawprint on my heart—and on my soul—that will never fade. She made me a better man, a better father, a better human. She taught me love in its purest form.

Our home will never feel the same. The trails will never feel the same. My life will never feel the same.

But I am grateful—so grateful—that God blessed us with her for nearly 12 years.

You changed us.
You loved us without hesitation.
You protected us, comforted us, and taught us what love really means.

A Sanctuary for the Soul — and a Problem That Wouldn’t Go Away

We completed a 3,200 sq. ft. build-out in Sedona for a client, Anahata Ananda , for her space called Shine – The Sanctuary for the Soul . Her entire mission is built around people—helping them grow, heal, and show up as their best selves. In her world, any disruption can impact dozens of clients.

Several months after finishing the project, she started having serious plumbing issues. With the amount of foot traffic coming through her space, restroom downtime wasn’t an option .

She called.
We showed up immediately.

We scoped the lines and discovered the problem was tied to preexisting issues from a previous business just next door—not our work. Still, we did everything we could: cleared the blockage, got her operational, and notified the management company that a deeper fix was needed.

What followed was a year of bandaids, emergency calls, lost business days, and unnecessary expense. The management company eventually brought in their own “plumber,” who was "cheap" and misdiagnosed the issue, dug a shallow one-foot hole, and then recommended running plumbing up the wall, overhead with a loud pump —in a healing sanctuary, of all places.

And after 29 years in construction, I can confidently say one thing:
Shit still flows downhill not uphill.

Frustrated and out of options, Anahata called us again.

In my 28 years in the construction industry—and in life—one lesson has risen above them all: Question Everything.

As I sit here on our last evening in Grayton Beach, Florida , the sun slowly setting over the Gulf, I am filled with an overwhelming sense of happiness, gratitude, and fulfillment for the life that has been presented to me.

This past week has been nothing short of profound. As many who know me can attest, I rarely take time away from the rhythm of our work at Steg Custom Homes . Building luxury homes in Sedona isn’t just a business—it’s a calling. It’s part of who I am.

But this week reminded me of something essential:
True wealth isn’t found in success or possessions—it’s found in family, love, and connection.

Letting Go to Truly Live

As our business continues to grow, I’ve been blessed to place strong individuals in key roles—leaders who allow me to step back, breathe, and experience what matters most .

This week, that experience was FAMILY in its purest form.

Theresa and I flew to Panama City to celebrate the wedding of a close friend’s daughter. What began as a wedding turned into a week-long celebration filled with laughter, conversations, and heartfelt moments that reconnected us with people from every chapter of our lives.

We spent our days with friends new and old—sharing stories, catching up on life, and cherishing the realization that time truly does move quickly. Children grow, families evolve, and moments become memories.

I’ve always been an observer. I like to sit back and watch how people interact—how they communicate, how they care for one another.

She looked at me and said,

At Steg Custom Homes, we believe every great accomplishment begins with a single, powerful act: the courage to make a decision.

In both life and business, hesitation is easy. Overthinking is natural. Fear tells us to play it safe, to wait for the “right time,” to avoid risk at all costs. But when we focus on everything that could go wrong, we blind ourselves to everything that could go right.

The truth is simple: fear is a choice—and it never favors your success.

The Decision That Changed My Life

In 1997, I made a decision that would forever change the course of my life and career. I purchased three acres of land with one goal in mind: build my own custom home and raise my daughters in the country.

I had no real experience. I had no roadmap. But I had determination—and a motto I still live by to this day: “Jump and build the parachute on the way down.”

With help from my father, a former homebuilder, and my brother, we rolled up our sleeves and built that home—2,300 square feet, at just $53 a foot. When it was finished, I turned to my wife, Theresa, and said: “If I ever leave the corporate world, I want to do this.”

That moment planted a seed that would grow into Steg Custom Homes.

Fear vs. Opportunity

By 2002, I left corporate life and pursued homebuilding full-time. Around the same time, I found myself holding a significant amount of stock from my former company. The real estate market was booming. Land was skyrocketing in Tonopah—$500 an acre, then $600, $800, $900.

I had the opportunity to turn that stock into land ownership. But fear got in the way. All I could think about was the $100,000 in capital gains tax I’d owe if I sold. I was protecting the little I had instead of reaching for the abundance in front of me.

Here’s the reality: 640 acres would have cost me about $600,000 at $937.50 per acre. That same land later peaked at $48,000 an acre.

That’s $31 million.

And I missed it—not because the opportunity wasn’t there, but because I didn’t have the courage to decide.

The Lesson That Built Steg Custom Homes

That experience shaped me. It taught me one of the most valuable lessons in life: procrastination fueled by fear creates lost opportunities.

But it also strengthened the foundation of who I am and what Steg Custom Homes is all about. When we build, we don’t just pour concrete and raise walls—we help families make courageous decisions about their future. We build legacies, not just houses.

Today, I live by the belief that you can’t let fear dictate your choices. You have to believe in yourself, take the leap, and trust that the parachute will come together on the way down.

Too often we convince ourselves that we don’t have time to celebrate. We tell ourselves, “I’m too busy,” or “I’ll make time later.” But the truth is—later doesn’t always come.

What are we really working for if we can’t pause to acknowledge our achievements, enjoy the fruits of our labor, and spend time with the ones who matter most? Life doesn’t slow down—kids grow up, graduate, get married, start families of their own. If we don’t take the time now to celebrate the moments, when will we?

I’ll admit, I’ve been guilty of falling into that trap—believing the work is too important to step away from. June 5th of 2019 i was close to not having the opportunity to celebrate at all. A massive Heart Attack.... Ya, the best shape in my life at 53. So really think about it. Dont discount it. Because you never know!!!! If you could fast-forward 20 years and look back, what would matter most? The long hours? Or the time spent with family?

The answer is clear. The reason we work hard, the reason we build, the reason we push forward—it all comes down to family. To love them, support them, provide for them, and most importantly, to be with them.

Ask your family what they want more of— YOU or MONEY . I guarantee the answer won’t be dollars.

LOYALTY... The Missing Link!

Loyalty — The Missing Link

Just the other day, I had my right-hand man with me on a job site. My buddy. My shadow. My dog, Lenny.

Now, Lenny’s got a little of his gramps in him—he can’t resist something shiny. But this time, it wasn’t a tool or scrap of metal… it was a coyote.

He knows the rule: never leave my sight. Coyotes don’t fight fair, and he gets that. But instinct took over, and he bolted.

I shouted his name. He stopped—because he felt my energy, my urgency to protect him. But instead of charging back, he gave me this sad look… and tried to limp toward me. He couldn’t. He injured his leg.

I ran to him, scooped him up, and carried my boy back to the Jeep. I felt bad watching him limp, but I was grateful I was there—grateful I could stop him before he got into more trouble.

There’s nothing I wouldn’t do to protect him. My Loyalty with Lenny runs extremely deep. I would fight a pack of coyotes off him with no question. He knows and feels that from me. Without Loyalty.... where are we?? Who can we lean on? Who can we count on??

So why am I talking about this on a Custom Luxury Home blog?

Because loyalty—real, honest, no-questions-asked loyalty—is the missing link in our industry and in today’s society.

We’ve gotten so fast-paced, so focused on things—money, schedules, material—that we forget the most important element of any success story: PEOPLE.

But let me tell you something from the other side of that chase:

The Moments We Miss

Remember when we didn’t have time to put our phones down when the family came over?

The first was a head-on collision at 80 mph. I walked away—but not without a titanium plate in the left side of my face to keep it all together.

The second was in 2019. I was in the best shape of my life—strong, healthy, feeling unstoppable. Until my heart decided otherwise. The heart attack hit hard. And this time, so did reality.

I didn’t need a third warning.
Two was enough.

You don’t get a do-over.
You don’t get to go back and fish with dad when he’s gone.

We fool ourselves into thinking we’re in control. That we’re building a better life by sacrificing the one we’re already living.

This morning, on my usual trail run, I found myself tripping over rocks—over and over again. The strange part? I could see them. Or so I thought.

That’s when it hit me: I was looking, but I wasn’t seeing.

My eyes were pointed at the ground, but my mind was running its own marathon. Thoughts about work, family, relationships, deadlines, schedules. The mental clutter had me everywhere but here. So I stopped, literally and mentally. I took a breath and told myself:
Jim… BE HERE NOW.

It was a wake-up call. I wasn’t just running—I was missing the run. This was my time. A space I carved out to recharge, clear my head, connect with nature. But I wasn’t present. I was looking right past it.

And just like that, the trail became a mirror. How often in life are we just looking—at our spouse, our kids, our homes, our achievements—but not seeing? Not truly present. Not grateful. Not focused. Not alive in the moment.

Here’s the truth: Life moves fast. Especially for those of us who push hard, who carry the Type A drive that’s always chasing the next thing. And if we’re not careful, we miss the reward we worked so hard for. We minimize the moment. We move the goalpost.
We tell ourselves, “That wasn’t that hard,” even when it took everything we had.

The danger in that mindset is simple: when nothing is ever “enough,” we stop seeing the beauty in the journey. We stop seeing the growth, the lessons, the progress, the wins. We just look past them.

So here’s my advice to myself—and maybe to you too:
Take time to acknowledge what you’ve built. Reflect. Sit in the satisfaction of what you’ve overcome. See your spouse. See your family. See your business. See you.

In July of 2016, I found myself immersed in one of the most grueling experiences of my life—KOKORO 44, a public Navy SEAL-style Hell Week event in Temecula, California. It was a three-day version of the SEALs’ legendary five-day crucible. From the moment it started, the instructors made one thing crystal clear: “You won’t make it alone.”

At first, I didn’t quite understand the gravity of that statement. I’ve always been driven, disciplined, and determined—surely I could muscle my way through. But as the days turned to nights and the nights back into dawn, the physical and mental toll became overwhelming. That’s when I finally got it.

Trust wasn’t just a nice-to-have. It was the only way forward.

I had to put my full faith in the men beside me—brothers I had only just met. Egos were checked at the gate. There was no room for lone wolves or individual glory. If we were going to cross the finish line, it had to be together. Shoulder to shoulder. Pain, fatigue, and exhaustion became secondary to the bond we formed through shared adversity and total trust.

That weekend broke me down in the best possible way. It reminded me that real strength is found in unity—and in trust.

WHY?

Last week, while traveling between job sites, I had a premonition. Why do things happen the way they do? I’m sure everyone who reads our weekly blogs has asked themselves this question many times. But this time, I had to pull over and reflect—WHY?

Why did I wear my seatbelt on July 21, 2001? I never wore it, yet that day, something compelled me to buckle up. Because of that choice, I survived a head on crash at 80 mph that left only the left side of my face needing reconstruction with titanium. Without that seatbelt, I wouldn’t be here today. Why? What guided me to take that one precaution at that moment?

WHY , on June 5, 2019—when I was in the best shape of my life—did I have a heart attack due to a 100% blocked right artery? And why did it happen while I was at home, rather than 30 days earlier when I was in the middle of nowhere, scaling one of 11 mountains from Flagstaff to Sedona to Phoenix for a charity event supporting abused children? If it had happened then, help wouldn’t have been there. Why did it happen when I had a chance to survive?

I believe we are placed in this life for something greater. Every experience, every failure, every setback is a lesson. If it had been my time to go, I would have gone. But it wasn’t. I believe in a higher energy—something beyond us—that guides us through life.

WHY was I led to Sedona? Why was I compelled to close my Phoenix operations and start again in Sedona? Why was it time to leave the corporate world in 2002 to build luxury custom homes? Why am I still here when two life-threatening events could have ended it all?

In life, I believe this:

We never lose. We either win, or we learn.

So, I encourage you to think about this. When you feel the world is against you, when nothing seems to go right, when you doubt your value—pause. Reflect on the people you have inspired, the lives you have touched, the difference you have made. You are here for a reason.

My message today isn’t about building luxury homes; it’s about building others up, inspiring those around you, giving back instead of taking, standing up every time you get knocked down, and never quitting. Helping others to be the best they can be!

We all have choices. We all have options. If we take a closer look at our lives, we’ll see that the opportunities we seek are often right in front of us. Stepping outside our comfort zone isn’t easy—it requires effort, brings stress, and often feels uncomfortable. But living the lifestyle we desire isn’t as difficult as we imagine. The key lies in defining what truly makes us happy.

Over the past 27 years in the construction industry, my definition of happiness has evolved numerous times. However, the most significant shift occurred on June 5, 2019. That day challenged everything I thought I knew about life. At the time, I believed I was in the best mental, physical, spiritual, and emotional shape of my life. But I was wrong.

On that day, I suffered a massive heart attack. Despite training daily, maintaining an active lifestyle, and assuming that burning countless calories justified my eating habits, I learned the hard way that I was not invincible. Lying in a hospital bed with a stent placed in my 100% clogged right artery, I gained a newfound appreciation for how fragile life truly is.

So, what does this have to do with “Being First”?

Everything.

That moment forced me to reevaluate my priorities—not just personally but professionally. Construction is my life. People are my life. Relationships are my life. And without life, there is no business. That realization changed everything: the way I communicate, the relationships I nurture, the way I present myself, the risks I take, and, most importantly, the time I cherish with family and friends.

There are no guarantees in life. We often push our dreams and desires to “someday,” assuming we have time. But the truth is, waiting for tomorrow to live the life you want today is not an option. Sometimes, it takes a life-altering event to stop you in your tracks and make you realize that the path you’re on may not be the right one—or at the very least, not the most effective one.

Here’s what I’ve learned:

There are no guarantees—live life to the fullest..... every day.
Take chances. Don’t reach the end wishing you had.
Smile more.
Tell your loved ones “I love you” daily because one day, you won’t have the chance.
Make amends.
Give more than you take.
If you have an opportunity, take it.
If you have a dream, chase it—it won’t chase you.
Answer the call from your parents; one day, you won’t be able to.
Tell the truth—the whole truth.
Say what people need to hear, not just what they want to hear.
We don’t get do-overs. Life is happening now—this is the stage, not the rehearsal.
Live out loud. Not everyone will agree with you, and that’s okay—that’s how you know you’re truly living.
Not everyone will support you, and that’s okay too. You will never make everyone happy.
Stand by your beliefs. You are living life for yourself. We enter this world alone, and we leave it alone.
If you believe in something and know it adds value to others with integrity and honesty, never waver.

So, what does this have to do with "Being First"?

Be the first to introduce yourself. The first to ask questions. The first to say hello. The first to smile. The first to give instead of take. The first to offer a hand. The first to take a chance. "WHAT DID I JUST SAY?

Years ago, while coaching my girls' volleyball team, I stumbled upon a profound realization that forever changed the trajectory of my life, my business, my relationships, and even my ability to minimize mistakes.

During practices, I noticed a recurring problem: when running drills, some girls would perform the drill one way, while others would do it completely differently. The lack of synchronization led to chaos. I kept questioning myself, wondering, What am I doing wrong? Why aren’t they all on the same page?

One day, during practice, it finally clicked. I realized the root of the problem wasn’t their effort or understanding—it was my communication. This realization became the foundation of a simple yet powerful strategy that would later influence every area of my life.

Fast forward to my personal life. I began using this same insight with my wife, Theresa, as we raised our daughters. I was amazed at how well it worked. Mistakes were avoided, respect was fostered, and accountability became fun instead of a chore.

Later, I applied the same approach in my professional life. As a contractor, I often faced challenges with subcontractors. I’d give detailed directions, only to return 30 minutes later to find the work done completely wrong. Frustrated, I thought, Why not try this simple question with grown adults and see how they respond?

So, four years ago, I tested it. After explaining a process or providing instructions, I would pause for a moment, look them in the eye, and ask, "What did I just say?"

At first, they looked at me with confusion, unsure of where I was going with this. But I’d insist: "Seriously, what did I just say?"

They would then repeat back what they heard, and something remarkable happened. It wasn’t about me being difficult or condescending; it became clear to them that I genuinely wanted them to succeed. By having them articulate the instructions, they internalized the process, made fewer mistakes, and took pride in getting it right the first time.

This was the same lesson I’d learned with my volleyball players. It became a fun, engaging way to ensure clarity and reduce errors. That season, we went on to take second in the state—a massive achievement for a first-year team. Was it because of that simple question? You bet it was.

The guiding philosophy I taught those girls was this: "We never lose. We either win, or we learn."

Incorporating that mindset into my coaching, my parenting, my business, and my communication has profoundly impacted my life. It’s a strategy rooted in respect, clarity, and accountability—and it works.

Picture this: You’re buying a new vehicle. You find a reputable salesperson through friends who’ve had great experiences. Over the next few hours, you develop trust and realize this person genuinely cares about your needs, not their agenda.

The following day, you finalize the deal with the finance department. Everything matches—pricing, warranty terms, and features. You drive off with your dream car, thrilled with your decision.

A week later, your car doesn’t start. You call your salesperson. They answer on the second ring, address you warmly, and immediately send a tow truck with a loaner car to ensure your life isn’t disrupted. A few days later, they call to say the issue—a faulty manufacturer part—has been resolved. Your car is returned, and everything runs perfectly.

Now, imagine a different scenario.

Instead of choosing one reputable dealer, you make price your only priority and pit three dealerships against each other to find the lowest bid. After selecting the cheapest offer, you ink the deal and drive off, satisfied for now.

A week later, your car won’t start. You call the dealership, but the salesperson doesn’t answer. You’re bounced from person to person, growing increasingly frustrated. Finally, you learn your salesperson has left the company, and no one is accountable for your issue.

You tow the car to the dealership at your expense, rent a vehicle to stay mobile, and five days later, you’re told the faulty part isn’t covered under warranty. Now, you’re faced with unexpected expenses or the prospect of legal action. The emotional and financial toll is significant.

Building a home is far more complex and costly than buying a car, but the principles are strikingly similar. When you choose the cheapest builder—without considering their reputation, process, and support—you risk the same frustrations, only magnified.
